The Branson Estate sits on the white sand at the north-eastern tip of Moskito Island, in the British Virgin Islands, a few minutes by boat from Necker. It is the Branson family’s own compound: three villas — Headland House, Beach Villa and Mangrove Villa — joined by raised timber walkways, each with its own infinity pool and terraces that open straight onto the water.
Glass walls slide away so the living pavilions become open-air rooms, with daybeds in the shade and the sea as the backdrop to every meal. Eleven bedrooms sleep twenty-two, and the villas can be taken individually or all together for exclusive use, year round.
Headland House stands on a rock outcrop at the tip of the island: a master suite and two double bedrooms, sea views from every bedroom and a wraparound infinity pool. It sleeps six.
Beach Villa has a master suite and three standalone bedrooms, an infinity pool and direct access to its own sandy beach. It sleeps eight.
Mangrove Villa faces east towards Necker Island and Virgin Gorda, with a master suite, three standalone guest houses and an infinity pool. It sleeps eight.
Together the three villas cover about 1,765 m² (19,000 sq ft), with eleven bedrooms and eleven bathrooms for up to twenty-two guests.
The estate runs as a fully staffed enclave, with a team of around fifteen to twenty international hospitality professionals: an estate manager, a private culinary team, housekeeping and the people who run the beach bar, the boats and the water sports.
Days are built around you — a family feast on the sand, a morning on the water, a tennis match under the lights — with the itinerary tailored before you arrive. Rates are per night for the whole estate, with a four-night minimum.
Moskito Island lies off the North Sound of Virgin Gorda, in the British Virgin Islands, next to Necker Island. The Branson Estate occupies the island’s north-eastern tip, with steady trade winds, calm turquoise water and walking trails across the hills.
