Villa Noam sits on a hillside above Porto Rotondo, on the north-eastern coast of Sardinia, with the bay in view from most of the house. It is built from the island’s own materials — native granite, pale timber, soft linen — and laid out so that each room opens onto a terrace, a pergola or the garden. Six suites welcome up to twelve guests across roughly 400 m², with an outdoor pool, a private gym, a massage area and a rooftop lounge over the water.
It is a quiet, understated house, designed around the rhythm of the coast rather than around display: long lunches under the pergola, a swim before dinner, evenings on the rooftop as the lights come on around the gulf.
All six suites have an en-suite bathroom, a dressing area, a safe and a sea or garden view. The master suite (about 25 m²) has a king bed, a furnished private terrace facing the sea and an outdoor spa bathtub off its shower room. Three junior suites (about 23 m²) have queen beds, a small desk and their own furnished sea-view terraces. Two superior suites (about 17 m²) have queen beds and sea or garden views, some with a terrace.
The living spaces are on the first floor: a refined salon, a sea-view dining room for eight, a wooden dining room seating sixteen and a country kitchen. The ground floor holds one junior suite, the gym with its own bathroom and direct access to the pool. Outside, an outdoor kitchen, a large daybed, sundecks, a sheltered lounge and a double walk-in summer shower are spread through the garden and the Mediterranean scrub.
Villa Noam comes fully staffed: a villa manager, a private chef preparing breakfast, lunch and dinner every day, a butler, daily housekeeping and an in-house concierge. Bathrobes and bathroom amenities are provided. Food and drink are not included in the rental and are covered through a provisioning allowance, as on a yacht.
On request the concierge arranges airport transfers, a private chauffeur, massage and spa treatments, a personal trainer or yoga instructor, boat hire and a private diving instructor. Check-in is from 4 pm, check-out by 11 am; earlier arrivals and later departures are possible subject to availability.
Porto Rotondo lies on Sardinia’s north-eastern coast, between Olbia and Porto Cervo, on the Costa Smeralda. The villa is set on the hillside above the bay, among granite outcrops and Mediterranean forest, with the water visible from the terraces, the rooftop and most of the suites. The house is let for full private use only.
